Air conditioning in rentals and holiday homes
A guide for owners and property managers on servicing schedules, call-outs and keeping guests comfortable.

In a rental or holiday home, the air con isn’t just a comfort. A breakdown in summer means unhappy tenants, bad reviews or a refunded booking. A bit of planning keeps your systems running and your guests happy.
Service between seasons
Rentals and holiday homes usually work harder than a normal home. Different people use them in different ways, filters get forgotten, and systems can run all day. We recommend:
A service at least once a year, ideally in spring before the summer bookings start
Every six months for holiday homes that are booked most of the year, or are close to the beach
A check between long-term tenants, so problems aren’t blamed on the next person
Plan around peak times
The Christmas holidays are the busiest time for both holiday bookings and air con breakdowns. Getting systems serviced in the cooler months means any problems are fixed before your busiest period, not during it.
Make it easy for guests and tenants
Leave simple instructions for the remote, including how to switch between cool, heat and dry
Consider Wi-Fi control, so you can check it’s off between guests or set it cooling before they arrive
Make sure filters are easy to reach and cleaned regularly
Keep a record of each service, which helps if there’s ever a dispute
Working with property managers
We work directly with property managers and owners to arrange access, keep you updated, and get jobs done with as little disruption to tenants and guests as possible.
